Housebuilders Start to Move into Off Site

Reports that volume house builders are actively moving into the use of volumetric modules to build houses suggest that the tide has turned for off-site construction. Two very recent examples of such developments are given in this article.

Keepmoat and Elliott Group

Housebuilder Keepmoat has teamed up with off-site manufacturer the Elliott Group to launch Ijke Homes at a launch event on a housing site in East London.  It is reported that the Elliott Group will manufacture fully finished volumetric modules at its facility at Carnaby in East Yorkshire for the new venture.  The target is 750 modular homes a year in three years and a second assembly plant with a capacity of 500 homes is planned within a year.

Berkley Homes

It is also reported that Berkley Homes, the FTSE 250 housebuilder, which is currently trialling modular “Urban Homes” at the Kidbrooke Estate in south east London, is searching for site to build a steel framed volumetric module manufacturing facility.  The search area is claimed to be near Ebbsfleet, in north Kent, with access to the River thames via a pier which would allow modules to be shipped into central London rather than being transported by road.  It is claimed that the proposed plant will have a capacity of 1,500-2,000 homes per annum.
