Housing Association Targeting 1,000 Offsite Homes a Year
Swan Housing Association/NU living has announced it will open a new offsite factory next year. The new facility will manufacture light gauge steel modular housing and is directly opposite the group’s existing modular facility at Basildon in Essex which currently produces CLT homes. Swan says the second factory will help it meet the government’s MMC targets

20% of New Affordable Homes to be Built using MMC
The Housing Secretary has made a pledge that at least a fifth of homes planned through the government’s £12bn Affordable Homes Programme (AHP) will be built using modern methods of construction. Robert Jenrick said the Ministry for Housing, Communities and Local Government had made the quota a condition of the £12bn programme announced last month.

Rollalong Starts Work on Affordable Housing Developments
Work has started on site as Rollalong announces a £6.3M partnership with pioneering regeneration company Be First. Grenfell Inquiry: New Details
The first-phase report from Martin Moore-Bick’s Grenfell Tower Inquiry has revealed new details of the refurbishment failings that preceded the fire, which cost 72 people their lives. They include the creation of a new architectural crown featuring aluminium composite material(ACM) cladding at the top of the 25-storey building and its replacement windows. Elsewhere, retired judge Moore-Bick’s report sidesteps two key safety features demanded by RIBA – retrofitting fire-suppression systems, such as sprinklers, in buildings taller than 18m and the inclusion of secondary staircases to multiple-occupancy blocks taller than three storeys.

Urban Splash and Japanese Developer to Boost Modular Housing Output Tenfold
Developer Sekisui House will use “Japanese expertise” to drive a ten-fold increase in the modular housing output of UK developer Urban Splash, according to the boss of the firm’s UK operation. Japanese housing giant Sekisui House, which built 45,000 homes in Japan last year, took a 35% stake in Urban Splash in May, allowing the Manchester-based firm to continue to develop its modular housing product.

Wates’ M&E arm SES Engineering is to move its offsite manufacturing operations to a brand new Coventry facility called Prism next month. A village in Nottinghamshire is taking a major step into the future of ecological house building with the construction of two innovative eco-estates. Constructed by Gusto Homes, the two estates;Collingham Park and Collingham Brook are at the cutting edge of green residential development. Thought to be the largest housing development in the UK to be heated using geothermal energy, Collingham Park is a residential development with 60 retirement apartments and bungalows. Using geothermal energy from 32 boreholes reaching 120 metres underground, the technology will cut resident’s energy bills by around 75%.

Ilke Homes CEO Challenges the Government to Support MMC
The boss of offsite homes manufacturer Ilke Homes has challenged the government the throw its weight behind modern methods of construction (MMC). How Committed is Government to Off Site Construction?
Construction News has obtained figures from government departments that had, in 2017, committed to a ‘presumption in favour of offsite’ methods of construction. By 2019, those figures are underwhelming. Three of these five departments – those overseeing health, transport and defence – have not awarded a single contract with an offsite criterion in the first eight months of 2019. The Ministry of Justice’s one contract awarded so far this year, to Kier for the HMP Wellingborough build, has an 11 per cent weighting for offsite.

Momentum for rooftop developments is growing. The emerging new London Plan recognises upward residential extension in its small sites policy. The National Planning Policy Framework (NPPF) supports new homes resulting from airspace development. £55m Homes England fund to deliver 4,000 homes
Homes England has agreed £55m of funding dealswith 12 local authorities to deliver 4,000 homes across England, awarded through the government’s £450m LocalAuthority Accelerated Construction (LAAC), and will support local authoritieswith a range of work required to prepare their sites for the development of newhomes such as infrastructure enabling works, planning and technical expertiseand site remediation. Urban Splash Set to Build Modular New Town Housing Scheme
A team led by developer Urban Splash and architects Proctor & Matthews is poised to land what's likely to become the UK's largest modular housing scheme this century. Leeds Moves Forward with Modular Housing
United Living has been appointed as the principal contractor for the development and is working in partnership with PremierModular, who will fabricate the housing units, and William Saunders Architects. A planning application for a fully modular council housing and apartment scheme has been submitted by Leeds City Council and United Living. If approved, the scheme at Leeds Meynell, in Holbeck, will see 28 homes constructed in less than nine months, with the first residents moving in by early 2020. The average construction time for a development of this size is usually nearly two years.

Homes England – Home Building Fund Support
A total of 40 modular homes are set to be built in Birmingham after Homes England agreed a £7.45m loan from the government’s Home Building Fund for a new development by Urban Splash and Places for People. The joint venture will build the first of 1,150 homes at Port Loop on the edge of Birmingham City Centre. While 40 of the homes will be factory built, another 37 will be traditionally constructed on a large brownfield site.

Caledonian Wins Two Offsite Schools for £38m
Modular building specialist Caledonian has secured two large school projects in quick succession. Haygrove School in Somerset and The Sir Frederick Gibberd College in Essex have been snapped up after Caledonian offered a full turnkey package including lead design, planning, and installation. Both schools incorporate factory installed concrete floors and up to 96% of the work on each module will be completed by Caledonian factory facility before being delivered to site.

World’s Tallest Modular Towers in Croydon
Tide Construction has reached a milestone in delivering the world's tallest modular towers by completing their core structures. The two towers at 101 George Street in Croydon will be the tallest structures to be built off-site using modular construction methods. They will reach heights of 44 and 38 storeys. Tide's offsite company Vision Modular will now install the fully-fitted modules around the concrete cores.

Homes England has published a five-year plan setting out what it plans to do to help the government meet its target of 300,000 new homes a year being built across the UK by the mid-2020s. Housebuilder Countryside will invest £6m in a new timber frame factory in Warrington which is expected to build around 1,500 homes a year. It signed a deal to acquire a site for the factory in May. Berkeley Homes Start Modular Factory Build in June
Berkeley Homes announced in December last year that it had secured a 160,000 sq ft site in Gravesham for the facility,allowing it to make the transition towards offsite construction. London mayor Sadiq Khan has given the go ahead for a 21-storey residential tower planned in south London that will use trailblazing offiste building techniques. Offsite construction specialist,The McAvoy Group, has craned the final modules into position on site at the new Concordia Academy in Romford for a new building to accommodate 630 primary school children. The structure for the 2972m2 free school was manufactured offsite by McAvoy using the latest modular technology to reduce the build programme, minimise disruption and improve quality. The 67 steel-framed building modules were craned into position in just 12 days.

Portakabin and Mace Complete Emergency School in Record Time
Following the tragic events at Grenfell Tower on 14 June, the Education Skills and Funding Agency approached consultancy and construction group Mace and modular experts Portakabin to provide a new building for the pupils of Kensington Aldridge Academy, which is located at the base of Grenfell Tower. The new Kensington Aldridge Academy is now bustling with over 900 students after a build program of just nine weeks. The temporary school which is Portakabin’s biggest emergency response build to date, was constructed off-site and is made up of over 200 individual modules.

Europe’s Tallest Modular Tower Tops Out in Wembley
Europe’s and the world's second tallest modular tower has seen its final module lowered into place. The 29-storey 90 metre high structure is made up of 679 modules and is a student accommodation scheme developed by Tide Construction and Vision Modular Systems. The total build time was 12 months, with the modules being installed in just 13 weeks . The building has a BREAAM rating of Excellent.
